Another property for sale on Graemsay




No we are not all deserting this lovely island!  Just life moving on for some folk.  So I'm sharing these details of a neighbouring house for sale.   It's my neighbour across Sandside Bay.  Really sad this house is up for sale, she's been a good neighbour and friend.


House: two beds, 1 bath.  Offers over £125,000

"A detached, single storey house on one of the inner South Isles of Orkney. The house stands about 200 yards from the road at the end of a private drive, in approximately 3/4 acre of gardens, and has 7 additional acres across the road. The 7 acres are completely stock fenced with a roadside gate to the field.



The house would be perfect for anyone interested in crafts, or an artist or a writer, as it has the benefit of a very large studio attached. There are also 3 large barns and 2 smaller rooms - all can be accessed directly from the house without going outside. Outside, there is a garage and trailer store, plus a wood-shed, a huge domed glass greenhouse and an additional second greenhouse currently used to grow food using the hydroponic system.

The double glazed units in all the windows were replaced recently, and all external doors in the barns have been replaced with double-glazed plastic doors to reduce maintenance.

The house consists of a lounge/kitchen area, with an oil-fired Rayburn for heating, cooking and hot water. There is an immersion heater for hot water also. There is a multi-fuel stove in the living room. The bathroom has a large shower enclosure, plus toilet and hand basin. There is a radiator/towel rail heated by the Rayburn. There is a septic tank for drainage.




There are 2 double bedrooms, one looking out over the bank at the back of the house, the other with spectacular views towards Stromness. There is a heated, walk-in wardrobe adjacent to the front bedroom. Both bedrooms have wall mounted electric panel heaters.






The barns offer massive potential for a variety of uses. One has been converted to a studio, with a further multi-fuel stove installed and a wall panel heater. The roof in the studio is mainly clear tiles, to maximise the amount of light available, and to reduce shadows while working.

Outside, there is decking along the back of the house, and a pergola just outside a back door, which provides a very sheltered area for tender plants (and my chickens!). Outside the studio is a walled garden with a small pond and water feature, which has pond plants and frogs in abundance.

The garage houses my Land Rover and 2 trailers with ease.

  3. Hi Sian. Think i met the person who is selling when we visited last year. Has a relative living only a few miles from me down South. Hope it all goes smoothly for the owner, and hope wonderfully kind people buy it, as I can't!!

    1. It's a lovely house but probably not big enough for you. There are properties on other isles that might suit? Do keep an eye on all the Orkney agents (Drever & Heddle), Lows Orkney, Orkney Property Centre, JEP Robertson). You never know! And even if it's not Graemsay get in touch if you want any local advice/knowledg and I might be able to help!

  6. Hi Sian, I love your blog! I wish I had seen your post about the house for sale earlier. My partner, Dawn, phoned the owner as we are planning to move to Orkney this year, and this house looks ideal for us and our cats and dogs. We both love nature and animals, and would love to live on such a beautiful island. Unfortunately for us, someone else contacted the owner before us, and they are going to visit in February. I'm secretly hoping they will change their minds! If not, we'll keep a look out for another suitable property. We're so looking forward to moving to Orkney as soon as possible!
